Lancaster’s eastside, near the Sierra Highway corridor, has expansive clay that tests closer to 1,200 PSF in dry months. We see piers that were poured without the required geotech report, leading to differential settlement that telegraphs through the floor system.
- HVAC short-cycling or failure to reach setpoint. Cover’s mini-split is sized for the unit’s envelope load, but Lancaster’s 110°F summer design temperature plus the solar gain from the glass wall can push the load beyond capacity if the overhang shading wasn’t built to spec. The equipment isn’t broken; it’s undersized for the as-built condition.
- Electrical panel nuisance tripping. Cover ships with a 100-amp subpanel standard. Lancaster’s electric utility, Southern California Edison, requires a load calculation for any ADU over 600 square feet that accounts for the main service capacity. We find panels that passed inspection but were never properly coordinated with the main, leading to feeder breaker trips when the ADU and main house peak simultaneously.
