Garage Conversion ADU: West Lancaster Two-Car to 480 Sq. Ft. Rental


The existing slab was 3.5 inches, which is below current Lancaster building code for habitable space. We brought in a structural engineer from our permit set team, specified a 2-inch bonded overlay with rebar grid, and got it signed off by the city inspector on first visit. The owner now collects $1,400 monthly on a property that stored lawn equipment. Under Haven Standard Clause 1, the all-in price of $127,000 was written before we pulled the first permit.
New Detached ADU: Quartz Hill Backyard on Zero-Lot-Line Parcel


Quartz Hill’s water table sits higher than most of Lancaster proper, so standard pier depth would have heaved within three winters. We specified 24-inch belled piers on the geotechnical report, coordinated with LA County Waterworks for a dedicated 1-inch meter, and ran a new electrical trench from the existing 200-amp panel. The grade differential - roughly 18 inches from house to rear fence - became a split-level design with the bedroom at original grade and living space stepped down. Total project: $198,000, permitted and inspected, with photo documentation of every concrete pour and rough-in.
Junior ADU: Interior Conversion, East Lancaster Existing Home


Junior ADUs in Lancaster don’t require parking replacement, which saved this owner the cost of a new driveway apron. The catch: the existing room shared a wall with the main house’s laundry, meaning wet venting and fire separation had to be engineered around existing plumbing. We opened the wall, documented the 2×4 stud spacing with photos for the client file, and specified a 1-hour fire-rated assembly where the Junior ADU abuts the main residence. The efficiency kitchen runs on a 40-amp subpanel with gas cooktop - no 240V load, no service upgrade needed. Written price before work: $74,500.
Garage Conversion with Setback Variance: Lancaster City Limits, Near Avenue J


California’s ADU law allows existing structures to maintain non-conforming setbacks when converted, but Lancaster still requires fire separation and egress compliance. We filed the setback variance - technically a determination of applicability, not a full variance - and got written confirmation from Planning before touching the slab. The original garage door opening became a 6-foot slider with tempered glass; the remaining wall got 5/8-inch Type X drywall on the interior face and a 20-minute fire-rated door to the new sleeping area. The owner had two written estimates from other builders that didn’t mention the non-conforming status. Our Free Second Opinion identified the gap. Final all-in: $134,000, with permit set, photo record, and 365-Day Done Right Promise in writing.
New Detached ADU with Prefab Coordination: North Lancaster, Abodu System


Prefab isn’t plug-and-play in Antelope Valley. The Abodu One arrived with its own structural calculations, but Lancaster’s wind exposure - 85 mph per ASCE 7-16 - required additional anchor bolts at the marriage line. We specified and installed them under the same contract that covered site prep, not as a change order. The 200-amp service upgrade included a new underground lateral from the pole; LA Department of Water and Power had a 6-week lead time, which we called out in the original schedule, not as a surprise. Total coordinated price: $215,000 including unit, transport, crane set, finish work, and permit closure. One contract. One written price. No finger-pointing between factory and field crew.
ADU Site Prep & Utilities: Single-Family to Duplex-Plus-ADU, Near 20th Street West


This wasn’t an ADU build - it was the work that makes an ADU build possible. The septic leach field had failed inspection, and Lancaster’s municipal code requires connection to public sewer where available within 200 feet. We negotiated the easement with the neighboring property owner, recorded it with the county, and trenched the 180-foot lateral at 18-inch depth to clear the gas main. The water service went from 3/4 inch to 1 inch to handle the existing home plus a future 600-square-foot detached unit. Site prep and utilities alone: $47,000, with the ADU construction priced separately under Clause 1. The photo record includes every depth measurement, every pipe joint, and the pressure test at 5 psi for 15 minutes.
